Cleaning out all cabinets, closets, garages, etc, can be a grueling task and very time consuming. Often family dynamics and sentimentality can add their own dynamic. We clean out, organize, and display/stage in a way that will be most appealing to consumers. Moreover, estate professionals build a clientele who follow and attend their sales; we do this by our promotions and marketing. We also do our research when it comes to pricing. We strive to balance the need to move items while making sure to net the client the most money possible for their estate items. Estate sales are also a great way to promote traffic through the home, which is helpful if needing to sale the property.
You would be surprised what moves at an estate sale. There is something for everyone. In fact, some of the higher end items can be some of the hardest items to move. Step away from the trash can! Too often, things are tossed that are of value. Again, you would be shocked! Let us make that determination for you. As we conduct our sales, we learn a great deal about what our consumers/followers are in search of. If we can keep from trashing things by recycling, reusing, and repurposing, let's do that.
We do ask that the house be insured (and proof of insurance be provided), and the house be in working condition, meaning all utilities on until completion of the sale.
The answer is none. We do all the work upfront. Once the sale is completed, we take our agreed upon commission from the net sales and cut a check to the estate. Obviously, we are highly motivated to make the estate sale a huge success.
This is something we discuss upfront. It's really up to our clients. Some choose to have us remove all items from the home (a service we provide for an additional fee) to be donated to our preferred charities, or brokered. Other estate clients prefer to take care of that on their own. We strongly encourage clients to look over what's left to decide how they wish to proceed. We can offer local resources/organizations to help with any remaining items.
This can be tricky! It can be interesting to see how an estate sale works and progresses. However, we always try to emphasize to our clients that it can be a difficult, emotional and surreal experience as people shop the home. For us, the estate sale is a business that keeps us very busy, especially on sale days; therefore, we like to avoid anything that would hinder the success of the sale. From our experience, we recommend visiting once the sale has closed.
